Transforming a High-End Dallas Home

Finished Garage / Gathering Space

Dallas, Texas

Project Highlights:

Residential | Luxury Residential | Hinge (formerly S-2000 Hingeway)

The Challenge

The owners of a luxury residence in the heart of Dallas envisioned their finished garage as more than a place to store vehicles. They wanted the space to function as an extension of the home—a sophisticated environment for entertaining, displaying collector vehicles, and gathering with family and guests while maintaining the same high level of design found throughout the residence.

Traditional overhead garage doors presented a significant design obstacle. Their exposed tracks and ceiling-mounted hardware would interrupt the clean architectural lines of the finished interior, limiting both the aesthetics and functionality of the space. Rather than complementing the home’s contemporary design, a conventional garage door system would become a prominent visual distraction.

The homeowners needed an opening solution that would eliminate overhead tracks, preserve the finished ceiling, and support the premium architectural character of the space while creating a seamless transition between the interior and exterior.

Our Solution

Product:

Hinge (installed model: S-2000 Hingeway)

Operation:

Motorized Counterweight

Renlita Creative Openings addressed the project’s design goals with three custom Hinge vertical lift door systems (formerly the S-2000 Hingeway), engineered specifically for the home’s finished garage. The trackless vertical opening design preserved the clean ceiling lines and uninterrupted architectural aesthetic that would have been compromised by a conventional overhead garage door system.

By eliminating overhead tracks, the doors allow the garage to function as a true extension of the home’s living space, creating a seamless transition between the interior and exterior. The integrated switchable glass provides additional versatility, enabling the homeowners to change the glazing from transparent to opaque with the touch of a button to balance openness, privacy, and natural light as the space is used throughout the day.

The custom counterweight system, highlighted by transparent covers, delivers smooth and reliable operation while celebrating the engineering behind the opening system as a visible architectural feature rather than concealing it. The completed installation demonstrates how a thoughtfully engineered vertical opening solution can enhance both the functionality and visual character of a luxury residence, transforming a traditional garage into a flexible, multi-purpose living environment.

Benefits

Space Optimization

Unlike conventional overhead garage doors, Renlita’s Hinge vertical lift door system (formerly the S-2000 Hingeway) operates without overhead tracks, preserving clean ceiling lines and maximizing usable interior space. By eliminating bulky track hardware, the system integrates seamlessly into the architecture, maintaining the garage’s open, finished appearance while allowing the design and premium finishes of the space to remain the focal point.

Versatility and Adaptability

Renlita’s Hinge vertical lift door system (formerly the S-2000 Hingeway) features a custom glass capture system with integrated switchable glass technology. At the touch of a button, the glazing transitions between transparent and opaque, allowing the homeowners to balance openness, natural daylight, and privacy as the space is used throughout the day. This flexibility enhances the garage’s ability to function as a true multi-purpose living and entertaining space while adapting to changing needs without compromising the home’s architectural design.

Aesthetic Integration

Renlita’s Hinge vertical lift door system (formerly the S-2000 Hingeway) was engineered with a custom powder-coated counterweight system that complements both the performance and appearance of the installation. Transparent counterweight covers intentionally showcase the precision-engineered mechanism, transforming a functional component into a distinctive architectural design feature. By celebrating the craftsmanship behind the opening system rather than concealing it, the installation reinforces the home’s contemporary aesthetic while highlighting the innovation and engineering that define Renlita Creative Openings.
